Haunted House Halloween GIF

Today’s Home Sweet Buzz has a few treats for anyone keeping an eye on our local housing market.

Todd and Tammy unpack why some Davis County homes are leaving the market without selling and tackle a familiar move-up dilemma: Do you sell first, buy first—and where do you live in between?

We’ve also got a Mortgage Minute on changes involving mortgage ā€œtrigger leads,ā€ plus a little local Halloween curb appeal to enjoy.

Grab your favorite Halloween treat, and let’s see what’s happening close to home! šŸ‘»

šŸŽƒ Curb Appeal … After Dark

Most of the year, curb appeal means tidy landscaping, a freshly painted front door, and a welcoming porch. On Halloween? A skeleton in the flower bed suddenly becomes part of the charm. šŸ‘»

Farmington neighbors have taken their October decorating seriously, with 13 homes on this year’s Spooky Yard Tour. Displays include ā€œNightmare on Clark Circle,ā€ ā€œSpare Ribs,ā€ and even a Wizard of Oz yard—proof that a little imagination can turn a front lawn into a neighborhood attraction.

If you’re heading out for Halloween fun tonight, use the city’s driving map to pick a few stops and admire the creativity from the sidewalk.

These homes aren’t open houses—but they’re certainly making an impression! šŸ”

šŸŽƒ Nearly Half of This Week’s Ended Listings Left Without a Sale

By Todd Porter

Halloween has plenty of make-believe scares. For Davis County sellers, this week’s numbers deserve some real attention.

Over the last seven days, 73 homes reached the end of their listing. Of those, 38 sold, while 35 were canceled, expired, or withdrawn without selling. That’s 48%—nearly half.

That doesn’t mean your home has a 48% chance of not selling. But it does tell us that putting a home on the market and getting it sold are two different things.

More homes. Fewer buyers under contract.

Davis County now has 1,132 homes for sale, up 1% from 1,120 last week and the highest weekly total this year. In January, there were 718. That’s 58% more homes competing for buyers’ attention.

Meanwhile, 292 homes are under contract—up 1% from 288 last week, but down 37% from April’s 465.

In March, we had about two homes for sale for every one under contract. Today, that ratio is about four to one countywide and six to one in Bountiful.

The price cuts are getting harder to ignore.

The average home still waiting for a buyer has dropped $20,515 from its original asking price, or about 3%. In March, that average reduction was $10,931. That’s an 88% increase in the size of the cut.

Even homes that secured a contract reduced their asking price by an average of $16,524—about 3%—before a buyer said yes.

Those are asking-price reductions, not necessarily the final concessions or sale prices. But they show how much sellers are adjusting to get buyers’ attention.

Don’t let the wrong starting price haunt your sale.

You’ve spent years paying your mortgage and building equity. Protecting it starts with a plan:

  1. Find your real number. Our EPIC Home Value System helps identify what buyers will actually pay so you can start with a price that fits the market.

  2. Give buyers a reason to say yes. Fix & List and the Certified Turnkey Homeā„¢ program help address repairs buyers might otherwise negotiate over—or walk away from.

  3. Launch with a clear strategy. Pricing, preparation, and presentation should work together from day one.

Starting too high can leave you chasing the market through price cuts while other homes win buyers’ attention. The goal is to become the home buyers choose out of those 1,132 options.

For buyers, there’s opportunity in these numbers.

With 1,132 homes available and 292 under contract, buyers have more negotiating room than they did in March. Get pre-approved, look closely at homes that have already reduced their price, and ask for the repairs or terms you need.

Buying or selling doesn’t have to feel spooky. Knowing the numbers—and having a plan—can help you move forward with confidence.

šŸ’¬ Marcus from Clearfield asks:

ā€œLast week you said homes under contract cut their price about 3% before a buyer said yes. Is it a good time to buy a house in Utah right now, or should I wait for the cuts to get bigger?ā€

šŸ‘‰ Todd and Tammy answer:

Marcus, nobody can call the bottom. But we can look at how much negotiating room buyers have today.

In Clearfield, there are 88 homes for sale and 24 under contract—about 4 for every 1. The average Clearfield listing has already come down $11,362 from its first price, about 3%.

Across Davis County, the average cut is $20,515, up 88% since March.

Could those cuts get bigger? Yes. But waiting is a bet that sellers keep cutting while other buyers stay on the sidelines. Your negotiating advantage can shrink when buyers come back.

Here’s where Tammy and I would start:

First, make sure your financing is ready. Have an updated pre-approval and know how much cash you’ll need for your down payment and closing costs.

Next, get comfortable with the monthly payment. A lower asking price only helps if the full payment fits your budget.

Then, look closely at homes that have been sitting. Those sellers may be more open to a lower offer, repairs or help with closing costs. You won’t know what’s possible until you ask.

If your financing or budget feels shaky, work on that first. There’s no reason to let the fear of missing a deal rush you into a payment that makes you uncomfortable.

You don’t need to catch the exact bottom to make a good purchase. You need the right home, terms that work for you and finances that hold up after you get the keys.

šŸ” Applying for a Loan Shouldn’t Unleash a Phone Frenzy

Ever applied for a mortgage and suddenly received calls and texts from lenders you’d never contacted? Those may have come from ā€œtrigger leadsā€ā€”information credit reporting agencies sell after a mortgage credit check.

New federal restrictions took effect in March 2026, limiting that sharing to certain parties with your consent or an existing relationship. An October 6 Government Accountability Office report says the changes could reduce unwanted solicitations, although it’s too early to measure their impact.

For South Davis buyers, it’s a welcome privacy development—but fewer unsolicited calls shouldn’t mean less comparison shopping. Request Loan Estimates from lenders you choose and compare rates, fees and cash needed at closing.

šŸŽƒ The only things blowing up your phone this week should be pictures of the grandkids’ Halloween costumes!
