🏡 More Davis County Homes Failed Than Sold This Month
Real Estate Issue #52 — Plus: Is it worth fixing up before you list — and could homeowners someday keep that 3% mortgage rate?

Happy Saturday — and apparently, Talk Like a Pirate Day. 🏴☠️ So while I won’t make you read an entire real estate newsletter in pirate-speak, I suppose we can at least say there’s some interesting treasure buried in this week’s numbers. 😉
This morning we’re looking at a Davis County milestone we haven’t seen before: more homes have failed to sell this month than have actually closed. We’re also answering a great reader question about whether fixing up a home before listing is really worth it, plus taking a look at a proposal in Congress that could someday make it easier for homeowners to move without giving up those hard-to-leave 3% mortgage rates.

🏡 The Month More Homes Failed Than Sold
If you’re thinking about selling a home in Davis County, there’s one number worth paying attention to this week:
So far this month, more listings have failed to sell than have actually closed.
Davis County has recorded 59 failed listings compared with 53 closed sales. Just last week, those numbers were 42 failed and 48 sold — meaning this week added 17 more failed listings but only five additional closings.
Homes are taking longer, too. Average days on market has climbed to just over 70 days, with the median now at 49 days.
That doesn’t mean homes aren’t selling.
They are.
But it does mean buyers have more time to compare, more choices in many parts of the county, and less reason to overlook a home that is overpriced or poorly prepared.
And once a listing sits, falls out of contract, or comes off the market altogether, sellers can find themselves having to explain to the next buyer what happened.
Preparation Matters More Right Now
In a market like this, the work you do before the home goes live can make a big difference.
That means:
1. Know what your home is actually worth today.
Not what a neighbor sold for months ago or what an online estimate says.
2. Take care of important repairs and preparation before buyers find the problems for you.
3. Price for the market you’re entering now — and be willing to respond if the market gives you different feedback.

A Couple More Things We’re Watching
The ratio of active listings to homes under contract eased slightly again this week, continuing its pullback from last month’s high.
And North Salt Lake, which had been one of the tightest markets in Davis County for several weeks, loosened up this week as well.
Neither change tells the whole story by itself — but together they’re another reminder that Davis County isn’t moving as one single market. Conditions can look very different depending on the city, neighborhood, price range and property.

Great question, Dave. And this is exactly where a little preparation before listing can make a big difference.
Last week, Layton’s eleven closed sales finished at 99.86% of asking price, the strongest list-to-sold ratio in Davis County that week. That doesn’t mean every seller needs to renovate before putting a home on the market, but it does reinforce something we see again and again: homes that are well-prepared, well-presented, and priced correctly tend to put sellers in a stronger position.
Simply lowering the price and leaving obvious repairs for the buyer doesn’t always save you money. Buyers may discount the home for the work they can already see, then negotiate again if the inspection uncovers additional concerns.
That’s why it helps to decide before listing which improvements are actually worth doing and which ones aren’t. Sometimes fresh paint or flooring can improve the way a home shows enough to justify the expense. Other times, the smartest move is to leave something alone and price accordingly.
