🏠 They Already Dropped the Price. They Still Failed.

Somewhere in Davis County right now, a family is sitting in a house they planned to leave months ago.

They listed it. They got some showings. They dropped the price. They waited some more.

And the deal still died.

After nearly 100 days on the market, months of keeping the house show-ready, and thousands off the original asking price, they're back to square one.

That story played out 134 times across Davis County last week alone.

And here's the part that should get every homeowner's attention:

These sellers didn't do nothing. They did what most people think you're supposed to do—they lowered the price and waited it out.

It still didn't work.

📊 The Market Has Changed

Right now, Davis County has 1,012 active listings, up from 718 back in January.

More homes mean more competition and more choices for buyers.

But the bigger story is buyer activity.

At the end of April, there were 465 homes under contract against 842 active listings—a ratio of 0.55. In other words, for every 100 homes on the market, 55 had a buyer in play.

Today, that number has dropped to 0.40.

That's a 27% decline in buyer engagement in just eight weeks.

This isn't a market crash.

But it isn't April anymore, either.

And sellers who are pricing and planning like it's still spring are finding out the hard way.

💡 What Successful Sellers Are Doing Differently

The homes that actually sold last week—281 of them—closed at an average of 99.1% of their final list price and moved in about seven weeks.

They didn't chase the market down.

They met the market where it was from day one.

Meanwhile, the failed listings averaged 98 days on market and cut prices by more than $15,000 before the deal fell apart.

The lesson?

Price cuts alone don't save a listing.

Preparation, presentation, and timing matter just as much.

"My home has been on the market for 11 weeks. We already dropped the price once by about $20,000, and we're still not getting offers. My agent says to drop it again. Is that the right move, or is there something else going on?"

Todd's Answer:

Sarah, this is one of the most important questions a seller can ask right now, and I'll give you the straight answer:

Another price drop might help—but it may not be the real problem.

The Farmington numbers tell an interesting story. There are 75 active listings right now, but only 22 are under contract, giving Farmington one of the lowest buyer engagement ratios in Davis County.

And here's the part that gets overlooked:

Nine Farmington listings failed this week alone.

Those homes sat an average of 163 days and had already cut their prices by more than $43,000 on average before the deals fell apart.

So price alone clearly isn't fixing everything.

The bigger question is: Why aren't buyers making offers?

Is it the price? Maybe.

But it could also be:

  • Photos and presentation

  • The listing description

  • Showing availability

  • Deferred maintenance or inspection concerns

  • How the home compares to the competition

A price cut doesn't solve those problems.

Here's a simple rule:

👉 If you're getting showings but no offers, the issue may be bigger than price alone.

👉 If showings have completely dried up, then price probably needs to move—but so does the marketing strategy.

The good news?

Farmington homes are still selling.

The 16 homes that closed last week sold at a median price of $649,950 and spent about 45 days on the market. Those sellers did something beyond simply lowering the price—they positioned their homes to stand out.

Before making another cut, get an honest assessment of what problem you're actually trying to solve.
