🏡 The Davis County Market Is Shifting — And Bountiful Is Right in the Middle of It

If you’ve been watching the market lately, it might feel like… nothing’s really changed.

And on the surface, that’s true. Inventory across Davis County has barely moved — from about 718 homes in January to 736 in mid-March.

But look one layer deeper, and the story changes.

👉 Homes under contract jumped from 277 to 409 — a 48% increase.

So while inventory looks flat… buyer activity is not.

📊 Homes Are Moving Faster

  • Under contract: 66 days → 52 days

  • Active listings: 85 days → 74 days

This isn’t a frenzy — but it’s definitely not stuck either.
The market is tightening.

📍 Not Every City Feels the Same

Location matters more than ever right now.

Faster-moving areas:

  • Centerville: ~51 days

  • Syracuse: ~55 days

  • Kaysville: ~57 days

Slower pockets:

  • Farmington: mid-90s

  • Clinton: near 100

  • Layton: high 80s

That’s a big spread — nearly double depending on where you are.

📍 What’s Happening in Bountiful

Bountiful is showing one of the clearest shifts:

  • Active listings: 70 → 59

  • Under contract: 20 → 46 (+130%)

Homes are also moving faster:

  • Pending: ~62 → 52 days

  • Sold: ~70 → high 40s

That’s a real change in a short time.

💡 What It Really Means

Buyers are back — not everywhere, not all at once — but enough to move the market.

And here’s what keeps showing up:

👉 Some homes get attention immediately
👉 Others just sit

And the ones that sit too long? They usually don’t end well.

Pricing matters.
Presentation matters.

On the surface, things feel calm.

But underneath… the market is moving again.

Homes are selling faster. More are going under contract.

Todd’s Answer:
Let me tell you about a couple I met with recently.

They were making about $110K a year—solid income. But once they started looking at homes in Davis County, everything felt just out of reach. Payments looked heavier than expected, and after a few weeks they asked:

“What are we missing?”

I told them straight.

You’re not missing anything—you’re just seeing the market for what it really is.

Here’s what’s actually happening right now:

👉 Some buyers have more saved (or a little help), but more often it’s people who’ve been preparing longer than it looks.

👉 Expectations are shifting. Many buyers are choosing townhomes, different areas, or homes that need a little workjust to get in.

👉 Financing matters more than ever. Options like low down payments, seller concessions, and first-time buyer programs can make a deal work.

👉 And yes—some buyers are stretching a bit. Not recklessly, but intentionally.

That couple? They adjusted.

They bought a townhome in Layton, put a small amount down, and made the payment work. It wasn’t perfect—but it got them in.

Now they’ve built equity and are already planning their next move.

That’s how a lot of people are doing it right now.

Not by hitting a home run on day one—
but by getting in and building forward.
