Utahās Flipping Market Cools as Profits Shrink and Costs Climb
Utah's house-flipping market is cooling down due to rising renovation costs, tighter competition, and more selective buyers. Profits have significantly decreased since the pandemic, prompting many investors to shift from quick resales to long-term strategies, like renting and holding properties for future gains. Experts suggest buying at the right price and managing costs are now more important than ever, with multi-unit rentals emerging as a viable alternative investment approach.

Utah Builder Keeps Homes Under $400K to Help Families Stay Local
As Utah home prices continue to rise, Logan-based builder Visionary Homes is working to keep new housing affordable for working families. By focusing on smaller, efficiently designed homes and cost-saving construction methods, the company is offering houses priced under $400,000 ā a rarity in todayās market. These developments aim to meet the needs of first-time buyers and middle-income residents, especially in fast-growing communities beyond Salt Lake County.

šØ The Bountiful housing market just threw us a curveballāand itās one worth paying attention to.
š Active listings climbed to 89 this week, and prices followed suitāup 9.3% to an average of $679,918. Thatās not just a blipāitās a signal. Inventory is rising, and seller confidence is coming back.
But hereās the twist: while list prices are climbing, the average list price of homes under contract dropped to $607,727, down 5.5% from last week. Translation? Buyers are still finding opportunities and negotiating strong deals.
š„ Weāre holding steady with last weekās sold numbers, bringing the monthly total to 30 homes closed at an average sale price of $722,151, up 1.5% from last week. Sellers are still winningābut only when their homes are priced and presented right.

Yes, a rate buydown is basically a prepayment of your interest. You or the seller pays upfront to lower your interest rate and monthly payment.
Sounds great, right? But hereās what no one tells you:
That money could also go toward closing costs, updates to the home, or even a lower purchase price. And sometimes, those options give you way more flexibility and long-term value.
Temporary buydowns like a 2-1? They save you money for a year or twoābut then your rate jumps back up unless you refinance. So, if rates donāt drop? Youāre stuck.
The truth? Buydowns are useful in the right scenario, but theyāre often over-glorified. Youāve got to look at what gives you the most bang for your buck.
