If you’re trying to figure out the Bountiful housing market right now, here’s the real story:

👉 Homes are either getting strong attention quickly… or they’re sitting a long time.

Right now Bountiful remains one of the most active markets in Davis County with:

  • 83 active listings

  • 35 homes under contract

  • 31 homes sold

So no — Bountiful is not standing still.

Buyers are still buying.

But timing matters more than ever.

Here’s the number sellers should pay attention to:

  • Homes that sold in Bountiful: 26 median days on market

  • Homes currently under contract26 median days on market

That gap is not random.

It tells us that strong listings are getting serious buyer attention within the first month. The homes that miss the mark often sit for 3+ months before failing altogether.

And once a listing sits too long, buyers start asking questions:

This trend is showing up across Davis County.

  • Kaysville homes sold in a median of just 14.5 days at a median price of $825K

  • Farmington had active listings averaging 85+ days, but sold homes moved in just 19 days

The message is clear:

👉 Buyers are still active.
👉 They’re just not rewarding every listing equally.

In today’s market, the first few weeks are critical.

This is not the time for:

But from a monthly cash-flow standpoint, it can also feel like a liability because it costs money. Mortgage payments, taxes, insurance, repairs, maintenance, roofs, HVAC systems—it all adds up.

So the better way to think about your home is this:

👉 Your home is usually a lifestyle asset first and a wealth-building asset second.

If you value flexibility and mobility, renting may fit your lifestyle better. You’re not responsible for major repairs, and it’s easier to move when life changes.

But if you want roots, stability, control, and the opportunity to build equity over time, ownership often makes more sense.
