Since early March, active listings across Davis County have jumped from 703 to 996—an increase of nearly 42% in just four and a half months.
It's happening across the county:
Bountiful: 63 → 102 homes
Farmington: 42 → 68
Centerville: 42 → 65
North Salt Lake: 52 → 79
The biggest change isn't the number of homes for sale—it's what buyers are doing.
📊 Buyers Are Still Buying… But They Have More Choices
Back in March, Davis County had 421 homes under contract.
Today? 416.
Buyer activity has stayed remarkably steady while inventory has surged.
That means buyers now have far more options, and sellers have far more competition.
This is why some homes sell quickly while others seem to sit for weeks.

Before you panic, here's what's important:
Home prices haven't collapsed.
Median sold prices have actually climbed from about $512,000 in March to $550,000 today.
Homes are still selling for strong prices.
The difference is that buyers have become more selective.
Homes that are priced correctly, prepared well, and marketed professionally are still moving.
The homes that struggle are usually priced for a market that no longer exists.
Another clue? Median days on market have increased from 34 days this spring to 43 days today.

Denise, that's a great question—and it's one a lot of homeowners are asking right now.
You're absolutely right that there are more homes on the market. In fact, active listings in Bountiful have grown from 63 homes in early March to 102 today—an increase of nearly 62%. Across Davis County, inventory is up about 42% over the same period.
But here's the key: More listings don't automatically mean home values are falling.
In fact, the county's median sold price has increased from about $512,000 in March to $550,000 today.
What has changed is the level of competition. Buyers have more homes to choose from, so they're taking a little more time and being more selective. Median days on market have also increased from 34 days this spring to 43 days today.
The biggest risk isn't that home values suddenly drop—it's that some sellers price their home as if it were still March, when buyers had fewer options.
A home that's priced correctly, well-prepared, and marketed effectively is still attracting buyers and selling for strong prices. Homes that miss the mark are the ones most likely to sit while buyers move on to the next listing.
