Real Estate Issue #41 - Independence Day reflections and the three market shifts every local homeowner should understand this week.

HAPPY INDEPENDENCE DAY!

🇺🇸 250 Years of Freedom: Remembering the Blessing of America
This Independence Day marks 250 years since the signing of the Declaration of Independence—a moment that changed history and established a simple but powerful truth:
👉 Our rights come from God, not government.
The founders declared that all people are created equal and are endowed by their Creator with the unalienable rights of Life, Liberty, and the pursuit of Happiness. Government's role, they believed, was not to grant those rights, but to protect them.
Those principles remain the foundation of American freedom.
What Do Those Rights Mean?
❤️ Life means living free from oppression, violence, and tyranny.
🗽 Liberty means having the freedom to work, worship, create, build families, and pursue the future we choose.
🌟 The pursuit of Happiness meant far more than pleasure. To the founders, it was about purpose, virtue, faith, family, meaningful work, and becoming the people God intended us to be.
The Miracle of Freedom
America has always been different because it honors the individual and creates opportunities for people to rise, rebuild, and succeed.
Throughout history, visitors from around the world have written about the kindness, generosity, and hospitality they found here. Even today, many discover that the spirit of America is found not in headlines, but in neighbors helping neighbors and communities welcoming others with open arms.
Sometimes, those on the outside see our blessings more clearly than we do.
A Time to Remember
This Fourth of July, may we remember not only the freedoms we enjoy, but also our responsibility to protect and pass them on.
Freedom must be remembered.
Freedom must be lived.
Freedom must be protected.
Freedom must be passed to the next generation.
What a blessing it is to call the United States of America home.
🇺🇸 Happy Independence Day!

🏠 3 Warning Signs Davis County's Housing Market Just Flashed This Fourth of July Week
What's Really Happening in Davis County Right Now
The Fourth of July always brings a natural slowdown to Davis County. Families are gathering, fireworks are lighting up the sky, and most people aren't thinking about real estate.
But the market doesn't take holidays.
And this week, three numbers moved in a way that's worth paying attention to if you own a home anywhere in Bountiful, Farmington, Kaysville, Layton, or the surrounding communities.
1. Inventory Actually Shrunk
Active listings fell from 1,012 homes to 972 in just one week—a nearly 4% drop.
Normally, fewer homes on the market is good news for sellers. Less competition usually means stronger demand for the homes that remain.
But that's only part of the story.
2. Homes Are Taking Longer to Sell
Median days on market climbed again this week, rising from 38 days in mid-June to 42 days today.
That marks the fourth consecutive week of homes taking longer to move.
If inventory is shrinking, you'd expect homes to sell faster—not slower.
Instead, buyers are becoming more selective.
3. Failed Sales Jumped Nearly 30%
This was the number that stood out the most.
Forty-four Davis County homes fell out of contract this week, compared to the recent average of roughly 33–35 per week.
That's a significant jump.
More deals are failing to make it to the closing table, even during the heart of the summer selling season.
What Does It Mean?
Individually, none of these numbers are alarming.
Together, they tell a different story:
Fewer homes for sale
Longer selling times
More contracts falling apart
This isn't a market that's crashing.
It's a market that's becoming much less forgiving.
Preparation matters more. Pricing matters more. Strategy matters more.
The homes selling successfully are typically the ones that were properly prepared, realistically priced, and launched with a clear plan from day one.
The ones struggling often share the same issues: overpricing, rushed listings, or sellers relying on last year's market instead of today's.
What Smart Homeowners Are Doing Right Now
If you're considering a move this year, the best next steps are surprisingly simple:
✅ Know your real equity position—not just a Zillow estimate.
✅ Prepare your home before it hits the market, not after buyers start pointing out problems.
✅ Price according to today's conditions, not yesterday's headlines.
The homeowners who consistently come out ahead aren't the ones who react emotionally to the market.
They're the ones who understand the numbers, make a plan, and move with confidence.
The Bottom Line
Your home is likely one of your largest financial assets.
And in a market that is becoming more selective, protecting that equity starts with good information—not guesswork.

💬 Ask TODD
Anne from Bountiful asks: "With everything so divided right now, is there really anything left to be proud of as Americans?"
Todd's Answer:
Absolutely.
America has never been perfect, but our nation was founded on powerful principles: that all people are created equal and that our rights come from our Creator, not from government. Those ideals have challenged each generation to keep striving toward a more perfect Union.
We should learn from our mistakes, but we should also celebrate what makes this country special—our generosity, our freedom, our faith, our families, and our willingness to help one another in times of need.
As we mark 250 years since the Declaration of Independence, I'm reminded that America's story has always been about ordinary people working together to overcome challenges and build something better for the next generation.
That's something worth being proud of—and something worth passing on.
