The Bountiful market is buzzing with activity, and the numbers tell an interesting story this week:
✨ 5 homes SOLD/CLOSED with an average price of $575,500.
✨ 13 homes went UNDER CONTRACT — averaging $637,038 after adjusting prices down about 4.8% from their original listings. That little price shift made the difference in getting them under contract.
📈 Pricing continues to inch up week over week, and it’ll be interesting to see where these homes finally close.
Snapshot of What’s Happening Right Now
47 homes UNDER CONTRACT → Average price: $614,217 | Avg. days on market: 47.6
111 homes ACTIVE → Average price: $707,928 | Avg. days on market: 69.1
That means ACTIVE listings are sitting on the market 25% longer than those under contract, and there’s about a 13% price gap between what’s moving and what’s waiting.
💡 The Bottom Line: If you want your home to sell quickly, pricing it right from the start makes all the difference.

Todd’s Answer: If you’re a college student thinking about eventually buying a house, first off, smart move. Most people your age aren’t even asking that question. Here’s the truth: buying a home isn’t about luck, it’s about preparation.
Start by building your credit right now. Keep a credit card, pay it off every month so that you are not hit with the interest, don’t over-spend. Lenders look at credit history before they look at almost anything else. Second, save, even if it’s a small amount every month. A consistent habit matters more than the number. Third, start paying attention to the market in the area where you think you want to live. Real estate is hyper-local, prices in Davis County are different than Salt Lake, and totally different than Weber. Learn your market before you jump in.
And here’s the mindset piece: don’t waste years renting if you don’t have to. Homeownership builds wealth. Period. The sooner you get into the game, the sooner you’re building equity instead of paying someone else’s mortgage. In for forefront of your mind, always look forward to home ownership with complete clarity and expectation for it to happen.
So, focus on credit, savings, and education. Do that now, and when you graduate, you’ll be lightyears ahead of your peers. And when you’re ready to take that step, you won’t just be buying a house, you’ll be buying freedom and long-term security.
