Here’s what’s happening in Bountiful real estate this week:

35.25 days

That’s a 25.87% decrease from last week — homes are moving faster once priced right.

Active Listings

113 homes – Avg. $711,912

Average days on market: 72.06 (slightly higher than last week).

🧐 What This Means

  • Sellers are adjusting. On average, homes are making small price reductions before going under contract and again before closing.

  • Homes under contract are moving faster, showing buyers are active when homes are priced competitively.

  • Inventory is steady with just over 100 active homes on the market.

👥 Takeaway for Buyers & Sellers

📌 For Buyers: Now is one of the best windows in the last five years to negotiate. Prices are showing flexibility, and days on market are giving you leverage.

📌 For Sellers: The market is still solid, but pricing right is more important than ever. Homes that hit the market competitively are still selling at strong numbers and moving quickly.

Question: “Do I really need a home inspection if I’m buying a newer home?”

Todd’s Answer: YES!!!!!!!!!!!

  1. Builders Make Mistakes. Even with new construction, shortcuts or human errors happen. We've seen: Improper roof ventilation, plumbing not connected, HVAC systems installed backwards, missing insulation, and drainage slopes done incorrectly.

  2. Code ≠ Quality. A city inspection only checks for minimum code compliance. That doesn't mean everything was built to a high standard, just that it barely passes the checklist.

  3. Subcontractor Work Isn’t Always Supervised Closely. Builders hire multiple subcontractors (framers, electricians, roofers, plumbers). Even with a project manager, not every phase gets fully monitored.

  4. You Still Have Time to Get It Fixed. A home inspection can catch issues before closing, which means the builder is usually responsible for repairs, not you. Even if the items are not yet repaired before you close, getting the concerns on record for future repair is worth every dime of the cost of the inspection.

  5. Better Warranty Leverage. If you don’t find defects early, you may discover them after the builder warranty expires. An inspection creates a record of concerns up front.

Check Your Furnace & Replace Filters – Don’t wait until the first cold snap! A clean filter keeps air fresh and heating bills lower.

Inspect Gutters & Downspouts – Clear out leaves and debris now to avoid clogs when fall storms hit.

Seal Windows & Doors – Check for drafts; a little caulk or weather-stripping saves energy and money.

Prep Your Yard – Trim back trees, aerate your lawn, and plant bulbs for a beautiful spring surprise.

Test Smoke & Carbon Monoxide Detectors – A two-minute test could save lives.

A tube of caulk (about $5) and a pack of weather-stripping can save you hundreds in heating costs. Walk your home on a breezy day—feel around windows and doors. If you sense air sneaking in, seal it up. It’s one of the cheapest, easiest DIYs you can do, and your house will feel instantly warmer.
