Question: “How do I know if my house is priced right?”

Todd’s Answer: The best way to know is by looking at comps—recent sales of similar homes in your neighborhood. If your home sits on the market without much activity, it may be priced too high. A good rule of thumb: the right price will attract showings in the first two weeks. Price it competitively, and you’ll often get stronger offers faster.

-Before putting your home on the market, take time to clear
out extra items, overstuffed closets, and bulky furniture.
A cleaner, more open space makes rooms feel larger
and helps buyers imagine themselves living there.

✅ One was a $3.5MM sale, bumping the average SOLD price to $819,433.

✅ Even without that outlier, the average SOLD price is $591,886 — still up 4% from last week.

✅ Percent of list price has climbed from 94.7% to 98.38% this month.

📉 Buyers’ ability to leverage is starting to diminish, so if you’ve been waiting, don’t let the holiday season slow you down. Now is the time to get out there before the sellers’ market kicks into full swing!
