🏠 The Most Expensive Homes in Davis County... Aren't Where You Think

If you looked only at price per square foot, you'd probably think Sunset has the most valuable real estate in all of Davis County.

It doesn't.

Yet for every week this year, Sunset has posted the highest price per square foot of any city in the county—currently averaging $367 per square foot, compared to about $285 in Farmington and $255 in Bountiful.

So what's going on?

The answer is simple: smaller homes naturally drive up the price-per-square-foot calculation. Sunset homes average around 800 square feet, while homes in communities like Farmington average nearly 3,800 square feet. The math makes the ratio look impressive, but it doesn't necessarily mean the homes are more valuable.

Why This Matters

Price per square foot is one of the most misunderstood numbers in real estate.

It doesn't account for:

  • 🏡 Lot size or acreage

  • ✨ Renovations and finishes

  • 📐 Floor plan and layout

  • 📍 Neighborhood and location

  • 🌳 Views, privacy, or outdoor space

Two homes can have the exact same price per square foot—and be worth dramatically different amounts.

Not necessarily.

Price per square foot is a helpful metric, but it doesn't tell the whole story. In fact, Sunset has had the highest price per square foot in Davis County all year, yet that doesn't make it the county's most valuable real estate. The smaller average home size simply drives the ratio higher.

The same principle applies when comparing two homes. A lower price per square foot could mean a better value—or it could mean an outdated home, a less desirable lot, an awkward layout, or deferred maintenance.

Price per square foot is a starting point, not the final verdict. Before deciding which home is the better buy, look at the complete picture: the lot, layout, condition, updates, and location. That's where the real value is found.
