    👉 That’s a 54% ratio — and rising

At the start of the year, homes were sitting around 82 days.
Today, that number has dropped to about 35 days.

Inventory is up.
But so is buyer activity.

That’s not a contradiction —
👉 it’s a market heating up.

A lot of people are stuck in the same place:

  • Average sold price: $621,000

City highlights:

  • Kaysville: $917K median

Right now, homes sitting in Farmington are averaging about 91 days on market. That’s real. And the median list price is around $895,000, which can absolutely work… if the home earns it.

But here’s what matters:

👉 Homes are still selling in Farmington.

  • 6 homes closed recently

  • Median sold price: $554,000

  • Average sold price: $666,867

  • 32 homes are currently under contract

So buyers are active—but only for the right homes at the right price.

🎯 What’s the Difference?

Two things:

1. Pricing accuracy
2. First impression

At the $800K–$900K level, buyers are experienced. They have options, and they won’t overlook a weak presentation or an aggressive price.

Homes sitting for 90+ days usually have a story problem—meaning the price, condition, or presentation doesn’t match buyer expectations.
