๐ Davis County Just Crossed a Line It Hasn't Touched All Year
If you own a home in Bountiful, Centerville, Farmington, or anywhere in Davis County, you've probably felt it.
More "For Sale" signs.
More homes sitting a little longer.
More conversations that start with, "Do you think I missed my chance?"
This week, Davis County crossed a milestone it hasn't seen all year:
๐ More than 1,000 active homes for sale.
Back in February, there were about 707 active listings. Today there are 1,003.
That's nearly 300 additional homes on the market in just a few months, including 51 new listings added in the past week alone.
For sellers, that's the challenge.
Every new listing is another home competing for the same buyer.
๐ Here's the Part Most People Aren't Expecting
With inventory rising that much, you'd expect prices to be falling.
But they're not.
The median price per square foot in Davis County is currently about $236โalmost exactly where it started the year.
At the same time, buyer activity has remained surprisingly steady, with roughly 430 homes going under contract each week throughout the spring.
In other words:
๐ Inventory is climbing.
๐ Values are holding.
Both things are true at the same time.
๐ก What It Means for Homeowners
This is where people get stuck.
The market feels noisy, so they freeze.
But confusion is often where expensive decisions get made.

Todd's Answer:
Fair question, Marcusโand Layton is exactly the place to ask it.
Layton currently has 255 active listings, more than any other city in Davis County and roughly a quarter of all the homes for sale countywide. That's real competition.
But here's the number I'd pay attention to: prices are holding.
The median price per square foot across Davis County is sitting at about $236, almost exactly where it started the year, even though inventory has climbed more than 40% since February. Homes are also still selling in a median of about 38 days countywide.
That tells us something important:
๐ Buyers haven't disappeared.
๐ They're just being more selective.
The homes that are priced correctly, prepared well, and marketed effectively are still moving. The homes piling up are usually the ones that missed the mark on one of those three things.
So no, you didn't miss your chance.
What has changed is the margin for error.
Six months ago, sellers could often price a little high and let the market catch up. Today, an overpriced listing is more likely to sit while buyers move on to the next option.
That's the game in Layton right now.
Price it to today's market, present it well, and you'll compete just fine.
Price it based on hopeโand you risk becoming the listing everyone in the neighborhood points to when they talk about homes that won't sell.
