Mortgage Rates Fall to 6.18%, Opening Door for Refinancing Opportunities

Mortgage rates have fallen again, with the 30-year fixed-rate average at 6.18% and the 15-year at 5.55%. This decline comes ahead of the Federal Reserve's meeting, which may result in further rate cuts. Rates have dropped significantly since early 2025, creating new refinancing opportunities. Despite remaining above pandemic-era lows, today’s rates are down from their 2023 peaks. Mortgage rates are influenced by economic conditions and borrower factors like credit and loan terms. Buyers are advised to weigh long-term costs, flexibility, and monthly affordability when choosing a mortgage.

Utah Governor Considers Statewide Zoning Override to Combat Housing Crisis

Utah Governor Spencer Cox is considering a statewide zoning preemption to increase affordable housing, potentially overriding local rules to allow for smaller homes. While the state has already pushed for denser development near transit and streamlined permits, Cox says more aggressive action may be needed. A new housing strategy outlines policy proposals to expand supply, though statewide zoning reform faces resistance from local-control advocates. With housing costs outpacing incomes and a projected 50,000-unit shortage, the administration aims to revive homeownership opportunities for future generations.

The Local housing market is still keeping us on our toes.

📊 Active listings dipped slightly this week to 88, but the average price jumped 6% to $646,909. Even with that rise, we’re still about 3% lower than where we started the month — proof that buyers are staying sharp, strategic, and unafraid to negotiate.

🏡 Sales Snapshot:

  • 45 homes SOLD this month at an average price of $684,718, down 5.18% from last week.

  • 48 homes UNDER CONTRACT, with an average list price of $597,763 at the time they went under contract.

💬 What does that mean?
We’re seeing early signs of another soft month for pricing — and that spells a major opening for buyers who are ready to act.

Not likely. Prices in Utah are still up 6.9% over last year. What we’re seeing isn’t a drop, it’s a shift. Homes are staying on the market longer, and that’s creating a real opening for buyers.

Right now, the buying side can strategically engineer a plan to come out ahead, negotiate better terms, secure upgrades, and actually run the table for a change. But this window won’t last.

Once rates shift or inventory tightens again, this buyer leverage disappears fast.
