Utah's First Modular Apartment Complex Opens This January
Utah's first modular apartment complex is set to open in Salt Lake City in January, offering 84 studio units built through off-site modular construction. The development promises faster build times, lower costs, and sustainable design, providing affordable housing for professionals, students, and others. Amenities will include communal spaces and energy-efficient features, positioning the project as a potential model for future housing solutions across the state.

🔹 23 ACTIVE listings in Bountiful
• Average list price: $616,370
• That’s 7% lower than the average original list price of homes currently under contract.
💬 Translation: Sellers are paying attention. They’re coming to the table with realistic, market-driven prices right out of the gate.
🔹 58 homes UNDER CONTRACT
• Average price: $643,649
🔹 16 homes SOLD so far this month
• Average SOLD price: $711,115
• Average original list price: $765,375
• That’s a 7% price adjustment before closing — proof that flexible pricing gets results.

Let’s get real. Mortgage rates aren’t what they were a few years ago, and that’s the biggest mental roadblock most buyers have right now. Everyone’s hoping for that magic “five-something” rate to come back, but the truth is, the market doesn’t wait for ideal conditions.
Here’s what’s really happening:
Utah’s population is exploding. Davis County, including right here in Bountiful, is near full build-out, meaning land is scarce, and new construction is limited. Even with rates hovering in the sixes, demand is rising faster than supply. When rates finally drop, millions of sidelined buyers will jump back in all at once.
And what happens when that wave hits? Prices rise, competition spikes, and buyers lose negotiation power. So, while today’s rates may feel high, buyers have something they won’t have later, leverage. Less competition, more options, and the ability to negotiate.
If you buy now, you can always refinance later. But if you wait for rates to drop, you’ll be fighting a crowd, and likely paying a premium for the same home.
So, should you buy now or wait?
If the payment fits your budget and the home fits your goals, now is the smarter play. Don’t wait for perfect conditions, because by the time they arrive, they’ll belong to someone else.
