🏡 Bountiful Market Update – with Todd Porter, SURE Synergy United Real Estate Group

🔎 1. Prices Are Softening — Not Crashing, But Softening

  • September’s average sale price: $639,103

  • Original average list price: $671,596

  • That’s a 4.8% reduction.

  • Last week’s 4 sales were trimmed by about 4.97%.

  • Even today’s 95 active listings are already down 4.64% from their starting prices.

🟠 Translation: Sellers are still overshooting the market at first, then forced to make adjustments through negotiations or price cuts. Buyers aren’t biting unless the price feels right.

🔎 2. Sellers Are Getting More Realistic — But Not Quite There Yet

  • The 41 homes under contract are sitting at an average list price of $665,936.

  • That’s already 2% lower than what homes were actually selling for last month.

🟠 Translation: Pricing is beginning to reflect reality — but the question remains: will these homes actually close at list price, or will more reductions show up before the ink dries?

🔎 3. Inventory Is High — And Sitting

  • Active listings in Bountiful: 95 homes.

  • Many are taking longer to move at current price points.

🟠 Translation: Buyers have choices, and they’re not rushing. Overpriced homes are being skipped, while well-positioned homes are still moving.

🔍 Bottom Line Insight:
The Bountiful market is in a soft correction. Homes are still selling, but success depends on pricing strategy from day one. Overpricing is costing sellers both time and money, while buyers continue to hold the line.

Todd’s Answer: Selling your house now during the holidays is better than waiting for Spring but there is no urgency either way because your existing home is a peg to the market. Your home's value goes up or down with the market, like a peg that keeps you safe from big changes.

You don't have to rush.

Right now, not many houses are for sale. But some buyers are still looking hard, maybe for job moves or taxes. Your house could get good offers fast. Homes sell in about a month if priced right.

In spring, lots more houses come out, making it harder to sell. Listing now lets you choose: Take a great deal or wait. Rates for loans are around 6.3% and might go up.
