With data stretching back through November and December, Bountiful’s market has revealed a story of quiet balance — the kind that often signals stability ahead of a spring shift.
Active listings (70) are up slightly from early December, a sign that homeowners are preparing for renewed buyer activity in the first quarter.
Median days on market (68.5) remain consistent with late 2025 trends — homes aren’t flying off the shelves, but they’re still finding buyers in a reasonable window.
Sold homes (23) show a median sold price of $535,000, right in line with November and December figures, confirming that Bountiful’s home values are holding firm.
Price per square foot ($234–$251) has remained remarkably consistent — no price slide, no spike — just steady footing.
In other words, Bountiful’s market isn’t cooling — it’s catching its breath. Inventory is stable, prices are level, and homes that show well and price right are still moving. That kind of steadiness gives both buyers and sellers something rare in Utah’s fast-moving housing landscape: predictability.

Now, as we widen our lens to include all of Davis County, here’s the first full snapshot that will serve as our benchmark going forward:

Bountiful currently represents about 9–10% of the county’s total activity, giving us a clear picture of where it stands in the broader Davis market.
What’s next?
Starting this week, we’ll track week-over-week and month-over-month trends across all Davis County cities — from Layton to Kaysville, Syracuse to North Salt Lake — so that by February, we’ll be able to start telling the countywide story just as clearly as we’ve told Bountiful’s.
