As we head into Christmas week, Bountiful’s housing market is handing buyers a small but meaningful gift: a little more negotiating power.

This week’s numbers show:

  • 76 homes for sale

  • 27 homes under contract

  • 14 homes sold

Homes are still moving—but the pace is calmer and more selective. Think less impulse buying and more comparison shopping, like checking price tags before tossing something in the cart.

šŸŽ A Seasonal Signal from Sellers

One standout number this week: 30 failed sales (withdrawn, canceled, expired, or deals that fell apart).

Translation: Some sellers are realizing that in today’s market, the magic isn’t in wishing—it’s in pricing realistically and presenting the home well.

ā³ Timing = Leverage for Buyers

Homes are taking longer to move, which is exactly why buyers have a bit more breathing room right now:

  • Active listings: ~71 days on market

  • Sold homes: ~76 days

  • Pending homes: ~55 days

The takeaway? Homes priced right are still finding buyers—but it’s no longer a sprint. It’s more of a steady holiday stroll.

šŸ’µ What Prices Are Really Saying

  • Median active list price: $537,000

  • Average active list price: $717,128

That gap matters. Higher-end homes are pulling the average up, but the typical Bountiful home is still landing solidly in the mid-$500s.

We’re also continuing to see price adjustments, with many listings coming down from their original list price—another quiet ā€œgiftā€ for buyers who’ve been waiting for the market to meet reality.

ADU financing does exist, but it’s not a one-size-fits-all program, and it’s not automatic. The right option depends on things like your home equity, income, property details, and long-term goals.

Common ADU financing options include:

  • Cash-out refinances using existing home equity to fund construction

  • HELOCs or home equity loans specifically for ADU builds

  • Renovation loans (like FHA 203(k) or Fannie Mae HomeStyle), where the ADU cost is rolled into the mortgage

  • Local or state ADU incentive programs in certain cities or counties offering grants, low-interest loans, or deferred repayment

  • Construction-to-permanent loans for larger or detached ADU projects
