(Week of 12/18/25)
A Little More āBuyer Cheerā in the Air š
As we head into Christmas week, Bountifulās housing market is handing buyers a small but meaningful gift: a little more negotiating power.
This weekās numbers show:
76 homes for sale
27 homes under contract
14 homes sold
Homes are still movingābut the pace is calmer and more selective. Think less impulse buying and more comparison shopping, like checking price tags before tossing something in the cart.
š A Seasonal Signal from Sellers
One standout number this week: 30 failed sales (withdrawn, canceled, expired, or deals that fell apart).
Translation: Some sellers are realizing that in todayās market, the magic isnāt in wishingāitās in pricing realistically and presenting the home well.
ā³ Timing = Leverage for Buyers
Homes are taking longer to move, which is exactly why buyers have a bit more breathing room right now:
Active listings: ~71 days on market
Sold homes: ~76 days
Pending homes: ~55 days
The takeaway? Homes priced right are still finding buyersābut itās no longer a sprint. Itās more of a steady holiday stroll.
šµ What Prices Are Really Saying
Median active list price: $537,000
Average active list price: $717,128
That gap matters. Higher-end homes are pulling the average up, but the typical Bountiful home is still landing solidly in the mid-$500s.
Weāre also continuing to see price adjustments, with many listings coming down from their original list priceāanother quiet āgiftā for buyers whoāve been waiting for the market to meet reality.
š Bottom Line
Bountiful is in a true winter market:
Buyers can take their time, compare options, and negotiate.
Sellers who want to move before the new year will do best by pricing strategically and being ready to work with the marketānot against it.
š Merry Christmas, Everyone.
May your holidays be brightāand your real estate decisions even brighter. šš”

ā Utah Real Estate Outlook for 2026: What Buyers and Sellers Should Know
Utahās real estate market is expected to remain stable and resilient into 2026, with modest price growth, gradually increasing inventory, and continued strong demand from out-of-state buyers. Mortgage rates may ease slightly, and early spring is forecasted to be the prime time for sellers. Strategic planning will be essential for both buyers and sellers in the new year.

š¬ Real Estate Q & A
Question: Tammy asked, "I hear that is special financing to assist in ADU (Accesory Dwelling Unit i.e. Mother-In Law Apartment or Tiny Home) implementation. Is it true for false?"
š¬ Toddās Answer:
Short answer: Yes ā thatās true.
There are financing options available to help homeowners build or add an ADU, including here in Utah. The federal government has also signaled interest in expanding support in this area, but no new programs have officially rolled out yet.
š§© Hereās the simple breakdown (no fluff):
ADU financing does exist, but itās not a one-size-fits-all program, and itās not automatic. The right option depends on things like your home equity, income, property details, and long-term goals.
Common ADU financing options include:
Cash-out refinances using existing home equity to fund construction
HELOCs or home equity loans specifically for ADU builds
Renovation loans (like FHA 203(k) or Fannie Mae HomeStyle), where the ADU cost is rolled into the mortgage
Local or state ADU incentive programs in certain cities or counties offering grants, low-interest loans, or deferred repayment
Construction-to-permanent loans for larger or detached ADU projects
ā ļø Important Reality Check
Not every property qualifies.
Zoning, lot size, setbacks, utilities, and local city rules matter just as much as financing. Lenders also look closely at:
How the ADU will be used
Rental income potential
Total project cost
This is where many homeowners get tripped up if they assume financing alone solves the puzzle.
š” Why ADUs Matter Right Now
With housing costs still high, ADUs are one of the few legal ways homeowners can:
Create rental income
Increase property value
Help family members live nearby
Offset higher mortgage payments
ā Bottom Line
ADU financing is real.
Itās growing.
And when structured correctly, it can be a powerful wealth-building tool.
But this isnāt something you guess at ā it needs to be engineered.
If Tammy (or anyone else) wants to know which ADU financing options actually apply to their specific property, that takes a custom analysis.
Thatās where the real opportunity is found.

In todayās quieter market, how long a home has been listed can tell you more than the price alone. Homes sitting longer often signal room for negotiationāon price, closing costs, or seller credits. Smart buyers look at timing just as closely as dollars.
