Davis County Sellers Just Had Their
Strongest Week of the Summer

If you've heard there's a record number of homes for sale in Davis County, you might assume it's becoming a buyer's market.

This week's numbers tell a more interesting story.

Active listings climbed to 1,044 homes—the highest level we've seen all year. Buyers have more choices than ever in 2026.

Yet the homes that did sell performed exceptionally well.

🏡 They sold nearly 17 days faster than the week before.

💰 Sellers received 98.19% of their original asking price—the strongest showing since February.

📈 The median sales price also climbed to $552,000, up nearly 7% from last week.

So what's happening?

Today's market isn't weaker—it's more selective. Buyers have more options, but they're still willing to pay top dollar for homes that are priced correctly, well-prepared, and professionally marketed.

The takeaway is simple: more competition doesn't mean lower values—it means preparation matters more than ever.

Not at all.

One home closing in a single week may sound alarming, but it's simply too small of a sample to tell us what's happening in the market. Looking countywide gives us a much clearer picture.

That one Bountiful home sold for $233.29 per square foot, almost identical to the Davis County average of $232.84. Meanwhile, Bountiful's inventory has grown to 106 active listings, which means we'll have plenty of new sales to evaluate in the coming weeks.

One slow week doesn't signal a crashing market. It simply means fewer homes happened to close that week. The real story comes from watching the trends over time—not reacting to a single number.
