Scary sold prices? Here’s what’s happening in South Davis

We're looking at what the latest Davis County market numbers are really saying (hint: they're more encouraging than last week's headlines suggested), answering a great reader question about Bountiful home values, and, in honor of Pioneer Day, Todd shares a message that puts Utah's remarkable history into perspective.

🏠 The Week Davis County's Market Talked Back

Last week, the Davis County market gave sellers a scare.

The list-to-sold ratio—the percentage of the asking price sellers actually received—dropped to 94.5%, its weakest reading since January. Homes took nearly 60 days to sell, and failed sales jumped 43% in a single week.

If you were watching the numbers, it looked like the easy spring market had officially ended.

Then this week, the market answered back.

And the honest answer is… it's complicated.

📊 The Good News

Failed sales dropped from 43 to 30, a 30% improvement and back in line with where they've been most of the spring.

The list-to-sold ratio also rebounded to 96.7%, recovering almost everything it lost the week before.

Closed sales increased from 61 to 73 homes, a nearly 20% jump in just one week.

Those are encouraging signs.

📉 But the Market Has Still Slowed

That doesn't mean the frenzy is back.

Homes that closed this week still averaged 58.5 days from listing to closing—well above the mid-40-day pace we were seeing earlier this year.

Inventory also continued to grow, reaching 1,032 active listings, the second-highest total of the year.

At the same time, homes under contract dropped from 416 to 378, meaning fewer buyers are currently making offers.

💡 What It Really Means

The takeaway isn't that the market is crashing.

And it isn't that everything is suddenly booming again.

The real story is that today's market has settled into a slower pace.

Buyers are taking more time.

They have more choices.

And sellers who price and prepare their homes correctly are still getting very close to full value.

The homes struggling are often the ones priced for a market that stopped existing back in June.

💬 Karen from Bountiful asked: "I've been watching sold prices in Bountiful, and the numbers are looking scary. Is the bottom dropping out? Is it becoming a total buyer's market?"


Todd Porter ("Utah Todd") answers:

Great question, Karen. On the surface, the numbers do look alarming.

This week, homes that closed in Bountiful averaged $556,690, with a median price of $545,000. Last week, the average was $767,843 and the median was $749,900.

So... did home values really fall nearly 30% in one week?

No.

This is a perfect example of why weekly numbers can be misleading.

Bountiful only had 10 homes close this week and 7 the week before. With such a small sample, just a few higher-priced or lower-priced homes can dramatically swing the averages. Last week's closings happened to include more expensive homes, while this week's sales leaned toward smaller, more affordable properties.

That's a change in which homes sold, not a sudden drop in what every home is worth.

A better measure is price per square foot. This week's Bountiful closings averaged about $216 per square foot—lower than last week, but still well within the range Davis County has seen throughout most of 2026. In a market with relatively few weekly sales, fluctuations like this are normal and don't signal a market crash.
