Utah Considers High-Density Housing Push, Sparking Local Control Debate
Utah Governor Spencer Cox is considering a statewide zoning reform to address the housing affordability crisis by allowing higher-density housing and bypassing local zoning rules. The move, aimed at increasing housing supply, has sparked debate over local control, community identity, and the effectiveness of upzoning in reducing costs. While some argue it's a necessary step, others see it as government overreach that won't solve the root causes of affordability. Similar efforts in states like California have shown mixed results, underscoring the complexity of the issue.

Buying a Home at 40? First-Time Homeownership Hits Record High Age
The median age of first-time homebuyers in the U.S. has risen to 40, a record high, reflecting how unaffordable the housing market has become. Rising prices, high mortgage rates, and stagnant wages are forcing younger Americans to delay homeownership. First-time buyers now make up only 26% of the market, and many are older, wealthier, and more likely to purchase homes with partners. Without structural reforms, this trend is likely to continue.

🏠 Hey Neighbors! As we roll into the holidays, here’s what’s really happening in our local housing market.
Inventory is holding steady with 86 active listings, but homes are starting to move a bit faster, with average days on market dropping from 68 to 64. List prices dipped slightly to $670,889, while buyers are paying more per square foot, up to $258.
The big story? Closings slowed down. Only 18 homes sold this week compared to 45 last week. The average sold price dropped to $520,889, and homes took longer to close, averaging 72 days. It’s not panic mode, but it’s a clear cooling sign.
Pending sales also slipped from 47 to 40, while expired listings popped up again, showing sellers are still aiming too high.
Bottom line: this market is stable but shifting. With fewer sales and more buyer leverage, it’s shaping up to be a buyer’s window. Sellers need to stay sharp on pricing or risk sitting too long.
My take: Buyers, don’t wait for spring. The smart ones move before the next wave of competition hits. Sellers, tighten your pricing and lean on strong marketing to stand out.

Todd’s Answer:
Utah has a big problem; there aren’t enough homes for everyone who wants to live here. More people are moving in every year, but we don’t have enough space or building to keep up.
One big reason is where we live. The Great Salt Lake is on one side and the tall Wasatch Mountains are on the other. That means there isn’t much flat land left to build new homes.
Another problem is that rules and permits make it slow and expensive for builders to start new projects. It costs a lot of money to build a home in Utah today, and that makes prices go up for families trying to buy.
By the year 2055, Utah could be short about 235,000 homes. That means lots of families might have trouble finding a place to live unless we find ways to build faster and smarter.
We can fix this if we work together, by electing officials in Utah and Nationally that focus on deregulation rather than increasing their power and control, finding better places to build, both of which will help builders save time and money which will allow them to sell the homes at a price the masses can afford.
