📊 The Tale of Two Markets: Why Some Davis County Cities Are Thriving While Others Struggle
If you think the Davis County real estate market is moving in one direction right now, think again.
Because what we’re seeing is a split market.
Some cities are seeing strong buyer demand and quick sales, while others—just a few miles away—are watching inventory pile up and buyers move much more cautiously.
And that gap is getting wider.
📊 The Numbers Are Telling a Different Story
Take a look at what’s happening right now across Davis County:
🔥 Kaysville Is Moving Fast
67 active listings
29 under contract (43% absorption rate)
23 homes sold with a median of just 21 days on market
Median sold price: $825K
Now compare that to Bountiful:
🏡 Bountiful
92 active listings
33 under contract (36% absorption rate)
25 homes sold in a median of 23 days
Median sold price: $740K
And then there’s Centerville:
⏳ Centerville
54 active listings
Only 15 under contract (28% absorption rate)
14 homes sold with a median of 30 days on market
Median sold price: $775K
So what’s happening?
Why are buyers moving quickly in Kaysville while Bountiful and Centerville feel slower?
💡 It’s Not Just About Price Anymore
Here’s what really stands out:
Kaysville homes are selling around $825K in just 21 days
Centerville homes are selling at lower prices but taking longer
Bountiful is sitting somewhere in the middle
That tells us buyers are not just shopping by price.
👉 They’re shopping by perceived value.
Right now, Kaysville appears to be winning that battle.
Why?
My theory is that buyers see Kaysville as offering that “small-town feel with big-city access,” and they’re willing to pay a premium for it.
Meanwhile, Bountiful and Centerville are fighting a different perception. Some buyers see them as older areas or homes needing more updates—even when that’s not always true.
Perception matters.
🏘️ Zooming Out: The Wasatch Front Comparison
When you zoom out even further, the picture gets even more interesting.
Salt Lake County
2,477 active listings
993 under contract (40% absorption)
712 sold in a median of 25 days
Median sold price: $630K
Utah County
1,708 active listings
829 under contract (49% absorption rate)
592 sold in 20 days
Median sold price: $625K
Utah County is moving extremely well right now.
That tells us something important:
👉 Buyers are willing to go where the value feels clear—even if it means a longer commute.
🎯 What This Means for Bountiful Sellers
Here’s the uncomfortable truth:
Bountiful is caught in the middle right now.
You’re not the bargain option like parts of Salt Lake or Utah County.
But you’re also not getting the premium perception that Kaysville is currently enjoying.
That means if a Bountiful home doesn’t stand out, it can easily get lost in the noise.
So how do sellers win in this kind of market?
✔ Pricing has to be sharp
You can’t push Kaysville-style pricing unless the home truly supports it.
✔ Condition matters more than ever
Buyers are comparing multiple homes side by side. Yours needs to feel move-in ready.
✔ The story has to be clear
Why should buyers choose your home over the one in Kaysville—or the cheaper option elsewhere?
That answer needs to be obvious almost immediately.
🔥 One More Thing: Farmington Is Quietly Holding Strong
Farmington is also worth watching:
78 active listings
29 under contract (37% absorption)
19 homes sold in 27 days
Median sold price: $799K
Farmington seems to be holding a strong position because buyers view it as established, higher-end living without quite the same premium pricing pressure as Kaysville.
🧠 The Bottom Line
The Davis County market is no longer just one market.
It’s a collection of smaller micro-markets—and each city is telling a different story.
Kaysville: premium and confident
Farmington: stable and higher-end
Bountiful: competitive middle ground
Centerville: slower and searching for momentum
If you’re selling in Bountiful, this is not the kind of market where you can simply “list it and see what happens.”
You need strategy.
You need positioning.
And you need a home that stands out immediately.

Todd’s Answer: Jason, this is the question I get more than any other right now.
And here's the truth: "nearly identical" and "priced almost the same" isn't enough anymore.
Let me show you what I mean.
Two homes. Same street. Same square footage. Same age. Both listed at $775K.
One sells in 22 days with multiple offers.
The other sits for 60+ days and eventually drops to $749K.
What's the difference?
It's not the house. It's the launch.
The home that sold fast had:
Professional photos that made every room look bigger and brighter
A listing description that told a story, not just listed features
Strategic pricing based on active competition, not expired comps
A plan to generate showings in the first 72 hours
Digital marketing exposure that provides well over 100,000 views
The home that sat had:
Photos that looked fine but didn't stand out
A generic description full of real estate jargon
Pricing based on "what we need to get"
No marketing plan beyond MLS
Same house. Different execution. Completely different result.
Here's what most sellers miss: buyers are making decisions in the first 10 seconds of seeing your listing online. If nothing grabs them, they scroll past.
And once your listing is 30, 45, 60 days old? You've lost the best buyers. They already saw your house and passed. Now you're waiting for new buyers to enter the market, and they're asking, "Why has this been sitting so long?"
