🏡 The Invisible Divide: Why Two Davis County Homeowners Could Have Very Different Outcomes Right Now

If you're wondering whether now is a good time to sell your home, the answer may depend entirely on where you live in Davis County.

That's because not all local markets are moving in the same direction—and the gap is becoming harder to ignore.

📊 One County, Very Different Stories

The median sold price across Davis County currently sits around $522,250, but that number hides a collection of very different markets operating side by side.

Take Kaysville, for example. Homes that sold recently went under contract in a median of just 15 days, with 19 successful closings during the period.

Now compare that to Farmington, where active listings are averaging 87 days on market, and failed sales averaged 66 days before falling apart.

Then there's Bountiful. The market is still active, with 37 homes under contract and a median pending price of about $599,000. Buyers are still there—but pricing, presentation, and preparation are separating the winners from the listings that sit.

⚠️ The Failed Sale Story

The most revealing numbers may be the failed listings.

  • Clearfield failed listings averaged 151 days on market

  • Clinton failed listings averaged 177 days

  • Farmington recorded 10 failed sales

That's months of carrying costs, stress, uncertainty, and missed opportunities.

Meanwhile, homes that are properly positioned are still attracting buyers and moving.

💡 What This Means for Sellers

The challenge right now isn't whether the market is good or bad.

The challenge is knowing whether your specific home is positioned correctly for today's buyer.

Sarah, that's actually one of the smartest questions a homeowner can ask.

The short answer is: don't panic—but don't ignore it either.

Here's what the Bountiful market is showing right now. There are about 100 active listings, with homes averaging nearly 57 days on market. But the homes that actually sold this period went under contract much faster, with a median of just 26 days.

That tells us something important:

👉 Buyers are still buying.

They're just not buying everything.

In fact, Bountiful had 9 failed listings in this data set, and those homes sat an average of 127 days before expiring or falling apart.

So if your neighbor's home is sitting, it doesn't automatically mean your home will. But it does mean you should find out why before you list.

Is it overpriced?

Is there a condition issue?

Are the photos, marketing, or presentation falling flat?

Today's buyers are rewarding homes that are priced right, prepared right, and marketed right. The homes missing one of those ingredients are often the ones getting left behind.
